We had also encountered similar problem in our Exchange 2010 mailbox store and the reason was corruption. We ran ESEUTIL /p tool to fix it but no luck. Then, one of MVPs suggested to go with a third party tool as the database was severely damaged. He shared a link with us to download and try it from the web: https://www.serversdatarecovery.com/exchange.html
I was surprised to see the output of this third party application as after few minutes, it displayed all data in their original format. And we successfully repaired and mounted all data with the help of this tool without any data loss.
